As the year draws to a close and we look forward to 2020, let us look back on what 2019 looked like for Hamilton's Property Portfolio

Offshore Opportunities:
Hamilton's Property Portfolio recognised that there is a growing demand for offshore secure investment havens that are incorporating residency opportunities, for people looking to enjoy an improved sense of security within economically viable nodes.

Mauritius is excellently geographically positioned, especially for those who are looking for proximity to South Africa, within a location that offers both positive economic growth and a lifestyle component which many aspire to. Mauritius also offers reduced taxation structures designed to attract foreigners and for an entry investment of USD $500 000.00 into certain approved residential developments, one is automatically granted a residency permit. Breaking into the international property sales arena faces its own challenges, which have been minimised by the leadership of professionals such as Alessandro Masselli, an ex-South African who has resided in Mauritius for the past decade. His unique skill set has made the transition smooth and is an enormously valuable resource for our clientele.

Buyer Markets:
2019 has been a challenging year for the South African real estate industry. The middle to upper real estate markets have witnessed contractions of up to 30% and as a result have been marred with uncertainty and reactional contraction. Despite this uncertainty, we have continued to effect various sales in the upper segment. However, with the supply of property increasing and demand remaining unchanged, or decreasing in certain areas, it has become a Buyer's Market - where values are becoming more negotiable than in recent years and that current sentiment  is reflecting that it is the right time to buy, especially with a realistic outlook.

Expansion in the Eastern Cape and KwaZulu Natal
Building on 2017 and 2018's expansion to Cape Town and the Garden Route, we are now expanding the Hamilton's footprint to include additional coastal areas in both the Eastern Cape and KwaZulu Natal. With the inclusion of highly coveted properties and locations along these coastlines we are able to assist our client base in achieving their desired lifestyles across a broader geographical area. Our coastal offices will be open during the holiday season.
